Overview
Most settings in DoorLoop can be configured on either the Company level (Default), Property level, or sometimes at the Lease level. These include Tenant Portal settings, Late Fees, Management Fees, and more. So which settings take priority?
What Are Company-Level Settings?
Company level settings are all located on the main Settings page when you click Settings on the main menu. These will be the default settings for all your properties and leases if you don't make any changes to the property or lease settings. These settings are sufficient for most if all your settings will remain the same throughout all your properties and leases. We also refer to these as Company Default settings.
What Are Property-Level Settings?
Property level settings are located in the settings section for each Property. These can normally be found when you click on the property via Rentals > Properties and then click on the Settings tab on each individual property.
We'll use Late Fees as an example. If you click Late Fees on the Property settings, you'll get a settings window similar to the company level settings except that you'll get the option to either "Use company default late fee structure" or "Specify a late fee structure for this property". If we want the property to have settings different from the default settings, we would select "Specify a late fee structure for this property".
Doing this will override the default company level settings which will no longer be used for this property. We also refer to these as Property-Specific settings.
What Are Lease-Level Settings?
There aren't many lease level settings you can really set aside from Late Fees, Tenant Portal features, and Convenience Fees. So, for these settings, you can specify whether to use the Property level settings or specify Lease level settings. If you choose to specify Lease level settings, these will override the Property level settings you had set. We also refer to these as Lease-Specific settings.
So if you've been following along, basically, lease-level settings override property-level settings, and property-level settings override company-level settings. This means that if you ever run into any issues with a lease, always check lease-level settings first, then work your way down the chain. Property-level settings next and then finally company-level settings.
